# 楼市高库存压顶！有城市空置房12年都卖不完

近日湖南省已提出要严控土地出让、降低去化周期。 自房地产行业2015年“去库存”以来，全国商品房待售面积曾连续4年下行，但如今由于房地产行情低迷，楼市又一次来到了高库存时代。 根据国家统计局数据，截至今年4月末，全国商品房待售面积5.57亿平方米，同比增长8.4%，按人均住房建筑面积39.8平方米计算，现有待售商品房面积已足够1400万人居住。而由于各城还在大力“卖地”，我国商品住宅广义库存量（指可销售房屋量和涉宅用地施工量之和）已经达到38.4亿平方米，足够满足9600万人的居住需求。
