What if I already have OG role?

This week, we hit a significant milestone – over 5k users have interacted with our testnet marketplace. Thank you all for this incredible activity!

Binaryx Marketplace is live on Polygon Mumbai testnet! That means we’re just one step away from implementing our vision – affordable real estate investment and stable passive income for everyone.

We’ve been extensively testing the platform for the past couple of days, and you guys did an incredible job helping us – we received tons of feedback and bug reports. Our marketing team carefully collects all reports on Discord and Telegram and relays them straight to devs. Rest assured: if you’ve got an issue, we’ll take care of it. Q: What is the utility of bAsset token?

A: bAsset token is a property token – it’s backed by real estate in the real world. It costs just $50 and you’ll be able to buy it on the Binaryx marketplace when we go live on mainnet. A bAsset token is your proof of ownership of a property in the real world backed by the law. Here are its utilities:

1. You will get passive income from rent and property appreciation.

2. Together with other bAsset owners of a given property, you will manage a DAO that owns this property.

3. Use it as collateral to get a loan in Binaryx lending protocol (later in the plan) – and mint a Real estate-backed stablecoin to use across DeFi.

Q: What is the RWA-backed stablecoin?

A: It’s a type of stablecoin backed by a Real World Asset (RWA) like real estate. Vitalik Buterin, co-founder of Ethereum, sees RWA-backed stablecoins as one of the most promising applications of blockchain technology. He emphasizes that they “combine enough robustness, censorship resistance, scale and economic practicality” – advantages of both tangible assets with renowned value and decentralized cryptocurrencies.

Q: Will you insure properties from damage?

A: Yes! All properties are insured, and there are compensations in case of any external damage. Binaryx Management Oracles are in charge of getting insurance coverage.

Q: What are Binaryx oracles?*

A: Oracles help Binaryx organize our work with properties. Management Oracles are companies that find property tenants, collect rent payments, and take taxes. Audit Oracles help property owners tokenize their property, while Legal Oracles ensure the legality and transparency of all the processes.

Q: Where does the APR come from?

A: Our rental properties are located in the most attractive locations, which ensures they will always be in demand for rent. Rent is the primary source of APR that goes up to 20%. More specifically, we have two measures of profitability: IRR and CoC.

The CoC (Cash-on-Cash Return) is the APR from rent. The IRR (Internal Rate of Return) includes the CoC plus the expected price increase for this property.

Q: Do I have to deposit funds on Binaryx to buy property tokens?

A: No. Binaryx is a non-custodial platform: whenever you buy property tokens, they are sent to your personal crypto wallet. There’s no need to deposit and store funds on our platform.

Q: Where will be your first properties?

A: The first properties that we list on our mainnet marketplace will be located in Bali. This is a rapidly growing market that promises the best potential returns and APR for real estate owners. Next locations will include the UAE, Warsaw (Poland), and any other that Binaryx DAO chooses. The DAO will be governed by hoders of BNRX tokens that we will release later.

Q: How do you list a property?

A: Just like in the real world, we work with developer companies or everyone who wants to sell their real estate. If they’re selling a house, we sign a contract that says they can’t sell a property after listing it on our marketplace. If we raise enough funds from the community, the property is sold to the DAO registered as a new LLC.

Q: Have you been audited yet?

A: We’re undergoing a few smart contract audits currently, so the results will be announced soon.

Q: Are you planning a mobile app for Binaryx?

A: I and the team have been in the crypto space for many years. Q: What motivated you to build Binaryx?

A: We got captivated by the RWA tokenization concept in 2019, and that’s when we started to develop a centralized marketplace for tokenized businesses. But there was a lack of regulation that hindered our development. When a legal framework for tokenizing properties appeared, we immediately pivoted in this direction.

Nothing Short of a Revolution

Binaryx hasn’t invented real estate tokenization – the trend has been evolving for the last couple of years. The reason for this is simple: tokenization solves a few critical problems at the core of the traditional real estate market.

Tokenized real estate is more liquid

Only 1% of the world's real estate is liquid – that is, traded on stock exchanges. Another 99% is stuck – it takes up to a year to sell an average house. Meanwhile, the global real estate market is immense: it’s valued at $330 trillion, where 79% is the residential property sector. The latter has been growing for the last 10 years.

All these numbers mean one thing: the RE market is huge but inefficient. In tokenized real estate marketplaces, property owners can quickly sell their houses to thousands of buyers, and investors can start co-owning a property for just $50. Sounds win-win, right?

What’s more, these real estate tokens can then be easily exchanged, re-sold, or even used to take a loan in a DeFi protocol. Web3 RE investors can diversify their portfolios while buying many different tokens. Liquid enough!

If you want to buy a property in a traditional way, you’d have to spend weeks delving into all nuances and researching disparate sources of information.

Real Estate Tokens = Ownership in the Real World

It’s easy to mint a bored ape picture token and proclaim this NFT’s holder its owner. But how’s that possible with such a thing as real estate?

Tokenization has become possible thanks to the new laws developed in the USA, Indonesia, and the UAE. In America, there’s the Wyoming LLC Act – it allows the creation of a legal entity that is owned and governed by a DAO, decentralized autonomous organization, via tokens.

Here’s how Binaryx works:

• When we tokenize a home, we create a new DAO LLC – and the property rights are transferred to this DAO.

• This DAO’s tokens are sold on Binaryx Marketplace, and investors who buy them become co-owners of the property. Once the home is sold fully, DAO members share rent payments and make collective decisions regarding the property.

We said we haven’t invented real estate tokenization – and it’s not only us calling it a revolution! Here are just a few examples:

• Deloitte, a British consulting giant, believes that tokenization will make the financial industry more accessible, unlocking trillions of euros in currently liquid assets.

  “The act of tokenizing assets threatens to disrupt many industries, in particular the financial industry, and those who are not prepared risk being left behind.” — Deloitte

• McKinsey and the World Economic Forum claim that 10% of the world’s GDP will be stored on the blockchain by 2027.

• Vitalik Buterin believes that Real World Asset (RWA)-based stablecoins and real estate tokens offer scalability and practicality “to satisfy the needs of a large number of real-world crypto users.”

• In a Binance Research study published on March 2, the potential impact of tokenized Real World Assets (RWAs) on DeFi is thought to be “transformative”.

Sounds Promising So Far? There Are Hurdles, Too

Lack of regulation. You can try to tokenize a home in India or Argentina, but without proper laws, there’s just too much risk that the deal will not be accepted by the authorities. In America, Indonesia, and the UAE such laws are present, and they are being developed in the EU – Binaryx is going to list properties from all these locations.

Lack of expertise. To tokenize a home, you need to find a legal expert who understands both real estate and blockchain – that’s not an easy task to do.

Digital divide. The digital divide is a gap between those who have access to the internet and technology and those who do not. This is especially relevant for Africa and Central America – poor digitalization is a constraint for widespread tokenization there.

Nevertheless, we believe all these obstacles can be overcome. And maybe in 10 years, we will find ourselves in a different world where you can buy whatever you want on the blockchain – much more than just real estate.
