Can you take care of the house without paying? As real estate markets return to the market, illegal intermediaries have once again stepped up the financial link for the purchase of houses. To this end, the Multiland Financial Management Service has recently issued consumer alerts: careful protection against the risk of “zero-paying houses”, compliance with the law, so as to “same and discard the West Bank”.

Pay-as-you-go houses are also good, and loans are converted into non-replaceable medicines, which are essentially dressing and using credit funds. Examples are “zero-paying houses”. There is no free luncheon in the days. The so-called “zero-paying houses” are, in fact, unlawed intermediaries pre-paying funds for their purchasers, repacking them as micro-entrepreneurs, self-employed persons, as a means of applying to banks for business loans, consumer loans, etc., and repaying their loans to the intermediaries.

In response to the question of “household replacement”, since the end of last year, the multi-territorial financial management has repeatedly made risk alerts, but why still the purchasers have fallen into the ring? The main causes are twofold. One is the lack of legal literacy and financial knowledge among some home buyers, and individual individuals even survive. The second is that the purchaser wants to save the cost of money and ease the burden of paying the first, since, in general, the interest rates for operating loans and consumer loans are lower than those for individual housing loans.

It should be noted, however, that this “cut-off” appears to be cheap, with substantial shortfalls. With interest rates on housing loans falling, particularly as a result of the policy optimization of the first set of housing loan rates, the current margin of income available is narrow. In addition, the non-judicial intermediation also provides a “set” for the purchaser to sell the property at a high price, thereby increasing the amount of the first payment by the purchaser. By doing so, the purchaser must not only repay the sum of money advanced by the intermediary, but also pay extra fees, which, if accounted for, would probably be “reparable to the wife”.

In addition to financial losses, the risk of violations must not be overlooked. First, in the process of “packing” the purchaser into a small micro-enterprise, irregular intermediaries often misplaced the background of transactions and falsified accounts flow water, which is in itself a violation of the law. Secondly, the purchaser’s use of bank loans to repay the sums advanced by the intermediary is not consistent with the financial use agreed upon in the loan contract. Once the bank has discovered the act, it will recover the loan in advance and the borrower will be held accountable accordingly. Once again, according to the regulatory authorities, in order to generate fees, informal intermediaries often induce the purchaser to make a second and third mortgage on the property, which is likely to plunge the buyer into the debt.

In addition, the personal information of the purchaser may be taken off, and the collection of correspondence records may leave a taint. The non-compliance with the loan is premised on the availability of personal information from the purchaser in an irregular intermediary. This includes both personal identification information, such as original, photocopy of identity cards, and financial information, such as bank cards, personal deposit certificates, etc. Since then, if the non-judicial intermediary continues to take advantage of the information of the purchaser, the purchaser will be passively “negotiated” and even trapped in the difficulties of late borrowing and debt recovery.

Housing buyers, commercial banks are required to maintain a legal compliance line, financial administrations need to increase their access to inspection, and they need to work together to maintain market order and the legitimate interests of consumers.

On the one hand, home buyers should be “three keys” to enhance financial security awareness. The selection of formal financial institutions for financial operations makes it difficult for greed to fall into the trap. The second volume of loans is to be made in a reasonable manner, and no attempt should be made to “shun down the Western Wall”. Thirdly, the legal consequences of the taking of bank funds should be properly recognized. According to the regulatory authorities, bank loans are made for the production and submission of false material, suspected of fraudulent loans, and the judiciary will be criminally accountable to the relevant parties if circumstances are serious.

On the other hand, commercial banks are required to maintain strict customs controls and continuously improve risk control mechanisms. For example, prior to the granting of loans, banks should rigorously review the qualifications of borrowers, strengthen the scrutiny of cooperative intermediaries, avoid inner collusion with outsiders, and, after the granting of loans, banks should be able to monitor the flow and use of funds and ensure that loans are not diverted.

Family benefits, 60 days of experience with services, a one-to-one service!

Electricity information, precision reading, new waves

Anti nutrients

What is anti nutritional food? Anti nutritive substance is a new concept, which refers to a kind of substance left or added in the process of food production and processing. If the intake of such substances is high, it will not only hinder the absorption of nutrients, but also increase the risk of chronic diseases and reduce human life expectancy.

Anti nutrients are different from natural anti nutrients such as tannins, polyphenols, phytic acid, trypsin inhibitors, glucosinolates and some alkaloids in natural foods. Although these natural anti nutrients hinder the absorption of some nutrients, they also have some good effects and are often regarded as health ingredients in food. As long as the diet is properly prepared, these substances will not have adverse effects on human health. For example, tannins, polyphenols and phytic acid in coarse grains, beans and vegetables can impede mineral absorption, but they also have strong antioxidant effects, which can help prevent cancer, diabetes and heart disease. In addition, as long as some animal foods are added in the diet, and then some fruits and vegetables rich in vitamin C can make up for the insufficient absorption of iron, zinc and other elements caused by these substances.

Types of anti nutrients

There are many anti nutrients closely related to our life, such as food additives, environmental pollutants, antibiotics, pesticides, lead, cadmium and other heavy metal pollutants in automobile exhaust and dust. Food additives can increase the taste of food, make food colorful, store resistant and improve the quality of food. At present, there are nearly 2000 kinds and 23 categories of food additives included in the national standard, such as acidity regulator, sweetener, bleach, colorant, emulsifier, thickener, preservative, nutritional enhancer, etc. In addition, sunset yellow, carmine and caramel pigment are all food pigments licensed in China. It can be said that with the continuous development of food industry, food additives are almost ubiquitous in processed food.

If these food additives are used correctly in accordance with national regulations, eating food produced by a certain factory alone may not be harmful to human body. However, if you eat a variety of processed foods at one time or eat these processed foods produced by factories or food stores for a long time, the amount of anti nutrients accumulated into the body will cause certain damage to the human body. For infants, the liver and kidney are still immature, and these anti nutrients can not be well decomposed in the liver or detoxified through the kidney. A large amount of these substances accumulated in the body will seriously affect the growth and development, and even affect the development of the nervous system, resulting in short stature and mental retardation. Moreover, children are in a sensitive period of taste development. They often accept all the food regardless of its quality in order to pursue the taste and novelty of the food.

Common anti nutrients

I am not opposed to the use of food additives, because our life is really inseparable from these additives, such as baking powder and baking soda used in steaming steamed bread, preservatives and flavoring agents in soy sauce and vinegar for preservation, probiotics, thickeners, preservatives and sweeteners added by dairy factories when producing yogurt… However, we must use food additives correctly, In particular, we should try to choose natural food additives and less synthetic food additives. For infants, the use of synthetic food additives should be eliminated.

The Beijing news once published an article “additives behind attractive food” directed by fan Zhihong, associate professor of nutrition and food safety department of Food College of China Agricultural University, Chai Weizhong, associate professor of food and nutritional hygiene department of School of public health of Peking University, and Gao Yanxiang, Professor of Food College of China Agricultural University and expert of food additives. The article said that regular processed food should also prevent the superposition harm of food additives. Add some water to the pigment powder to make an attractive drink. In terms of food additives, the abuse and addition of illegal chemicals are the most serious problems. “Incomparably crisp”, “silky and smooth”, “soft and elastic”, the attractive advertising language raises consumers’ taste higher and higher, and the selection standard also focuses on “taste and color”, rather than the nutrition contained in the food. In this regard, associate professor Chai Weizhong pointed out that what is more dangerous now is the “unauthorized expansion of the scope of use of food additives, excessive use of food additives, illegal addition of non edible substances or food additives with their own quality problems”.

Some mothers like to buy their children particularly soft bread and cakes. They think that their children don’t have many baby teeth and are suitable for soft food. Do you know that this kind of bread and cake uses a quality improver to make the bread and cake softer and more elastic, and its softness will not change after three or four days. Moreover, this modifier will increase the volume of bread by 2 ~ 3 times. My mother is willing to buy it when she likes it, and the merchants are more happy.

Quality improver is the general name of a series of additives, including emulsifier, reinforcement agent, mildew inhibitor, baking powder (including aluminum), etc. There is no harm when the modifier is used within the scope specified by the state. However, the recent quality inspection found that some businesses add prohibited potassium bromate to the quality improver. Although the substance can whiten, strengthen tendons and increase elasticity, it may lead to cancer. At the same time, trans fatty acids, even sweeteners, various artificial fragrances and synthetic pigments are added to bread and cake, especially in crispy pineapple bags and croissants. Most cakes use margarine, or trans fatty acids. Similarly, these additives are found in biscuits, ice cream and popsicles. If these additives are used according to national standards, there may be no problem for adults, but serious harm will occur for immature infants and young children.

A parent of a 2-year-old asked me, “my child doesn’t like formula milk, so he likes it.” ××× Milk drink, I can’t control it now, but what can I do? “

I said, “who gave the child the first sip? Since you know that this kind of drink has no nutrition, you gave it back to the child at the beginning! Now that you have formed the child’s eating hobby, it is difficult to correct it. If you knew so, why did you have to do it at the beginning!”

“I just wanted to give my child a taste at the beginning. Besides, I have a child now, which is more in accordance with the child’s requirements. Who knows that now the child wants to drink, he will cry if he doesn’t give it. In particular, my grandparents spoil the child and have no choice but to let him drink it. As a result, I have to drink seven or eight bottles of formula milk a day. However, he doesn’t drink any formula milk at all, and his stature and weight are higher than those of the same age

In terms of preference for future cities, the proportion of contemporary college students expected to be employed in first tier cities has increased unabated. The picture shows a job fair held in Wuhan Huazhong University of science and technology on September 25, 2021. People’s visual data map

As early as a decade ago, some white-collar workers began to “escape from Beijing, Shanghai, Guangzhou and Shenzhen”, that is, they fled the four first tier cities of Beijing, Shanghai, Guangzhou and Shenzhen due to high living costs and moved to other second and third tier cities.

In the other hemisphere, the drama of escaping from big cities is also on. The New York Post found that nearly 1 million people left for other places in the United States in 2017. Globally, the trend of “fleeing” big cities in pursuit of a better quality of life is also quietly spreading in big cities such as London and Chicago, and gradually showing a younger trend: the average age of people leaving the city for the countryside is 10 years younger than 10 years ago.

Studies have shown that the change of employment area of college graduates mainly comes from the change of external factors (environment) and internal factors (Psychology).

In terms of external factors, the income gap between cities, the difference in the availability of employment opportunities, psychological costs and short-term monetary income are all the influencing factors affecting the employment area of college graduates. At the same time, the high house price also has an impact on Graduates’ job selection. Although the high house price makes graduates want to go to big cities with higher wages and jobs, when they really face the pressure of house purchase in big cities, most graduates actually quit their jobs in first tier cities and choose to reemploy in small and medium-sized cities. In terms of psychological factors, with the advent of the Internet era, college students have become more flexible in their outlook on job selection, have the courage to try various occupations spawned by the Internet, and focus on the realization of self-worth and the development of self-ability.

However, when the macro environment and micro factors change together, it is still unclear what changes have taken place in the expected employment location of college students in recent years. It is reported that in 2013, 61% of college graduates took the initiative to flee the first tier cities of Beijing, Shanghai, Guangzhou and Shenzhen and go to the second and third tier cities to work and live, but it is also reported that the data result is a “false proposition”. Due to the lack of authoritative data, the whole society inevitably lacks understanding of the expected employment trend of college students, which will affect or delay the formation of relevant government policies.

This study attempts to use the authoritative survey data in 2013, 2015 and 2017 to reveal the trend of College Students’ preference for employment cities in recent years, and explore which college students tend to go to first tier cities for employment.

There is no phenomenon of “escaping” from Beijing, Shanghai, Guangzhou and Shenzhen when college students choose the place of employment

Studies have shown that the huge competitive pressure and rising cost of living in the four first tier cities of Beijing, Shanghai, Guangzhou and Shenzhen have forced many college graduates to leave; With the economic development of second tier cities, the employment and living environment of second tier cities have been greatly improved, with less competitive pressure, more development opportunities and increasingly perfect infrastructure. Therefore, the trend of talent flow to other cities is becoming more and more obvious.

However, generally speaking, the public data on the employment of college graduates are mainly market research, focusing on the employment flow of graduates, and paying less attention to the employment City wishes or preferences of college students. Therefore, we still can’t know whether there is a phenomenon or trend of “fleeing” the first tier cities in the future planning of their employment areas.

According to the existing data and reports, on the issue of College Students’ employment expectation, the proposition of “whether to escape from the first tier cities” is controversial, and the more consistent view is that the attraction of the new first tier and second tier cities to college students has increased. The different conclusions may be due to the different sampling frames and survey methods used in the relevant surveys. (the “first tier cities” in this study specifically refer to Beijing, Shanghai, Guangzhou and Shenzhen; the division standard of “new first tier” cities has not been unified, and the “new first tier” cities divided every year are still changing, but it does not affect the conclusion of this study. - note by the author)

This study uses the data from the “tracking survey on employment, life and values of contemporary college students” in 2013, 2015 and 2017. The survey, organized by the Institute of Sociology of the Chinese Academy of Social Sciences since 2010, is a large-scale national follow-up survey trying to understand the views of contemporary college students on education and employment, love and marriage, consumption patterns and lifestyles.

In 2013, 2015 and 2017, the final retained samples, including typical representative students and fresh graduates of key universities, ordinary universities and higher vocational colleges, were 6176, 8977 and 13011 respectively.

The dependent variable of this study is “whether to choose the first tier cities of Beijing, Shanghai, Guangzhou and Shenzhen as the place of employment after graduation”. The control variables are gender and age, and the core independent variables include household registration status, education level (junior college students, undergraduates and postgraduates), location of colleges and universities, number of brothers and sisters, whether it is the only child, father’s education level, family economic status and whether he wants to study for a higher degree. (see Table 1 for a description of the general characteristics of the sample.)

Table 1. General characteristic description of samples

From the total sample, the proportion of male and female, agricultural and non-agricultural hukou, only child and non only child, college students who decide to study for a higher degree and decide not to study for a higher degree is the same, accounting for about half. Influenced by the one-child policy, the average number of brothers and sisters owned by contemporary college students is less than 1, which is 0.76. More than half of the samples are college students, followed by junior college students, and the least proportion is graduate students. More than 60% of contemporary college students’ self-awareness of family economic status is similar to that of other students, indicating that there is no big gap between the family status of most college students and other students.

Compared with those who want to choose a job in the first tier cities after graduation and those who want to work in other regions after graduation, their gender ratio and age are relatively similar, but the proportion of non-agricultural household registration, the proportion of undergraduates and postgraduates, the proportion of colleges and universities in the first tier cities, the proportion of only children, the education level of fathers, family economic status The proportion of college students who decide to pursue a higher degree is higher or better among those who want to find employment in first tier cities such as Beijing, Shanghai, Guangzhou and Shenzhen after graduation.

In addition, the average number of brothers and sisters is college students who want to choose jobs in first tier cities after graduation

The closing time varies from region to region, and the company will help the affected employees find jobs elsewhere. If employees want to resign, Amazon will pay severance pay. How many employees are affected? Amazon didn’t say.

In the past few years, Amazon once vigorously expanded physical stores, but the growth of physical stores obviously lagged behind the company’s overall retail business. The revenue of whole foods and fresh in 2021 was lower than that in 2018.

In addition, Amazon’s quarterly growth rate has fallen to the lowest since 2001. So far this year, Amazon’s stock price has fallen by more than 8%. Compared with other large technology companies, Amazon’s stock also performed the worst last year.

A spokesman for yayixun responded that the company will still strive to develop long-term physical stores and develop relevant technologies. For example, Amazon recently launched style stores, which is the first time Amazon sells clothing through physical stores. In the future, Amazon will continue to consolidate the grocery supply of fresh and whole foods market, strengthen Amazon go convenience store and embrace just walk Ou cashless technology.

Not only that, Amazon is also exploring other retail technologies, such as Amazon one, where users can pay by scanning their palms, and dash carts, which is equipped with sensors for shopping carts and does not need a cashier to pay.
