Wushan Square, which has been closed for five years, has been rebuilt and unveiled. Together with the two historical blocks with Hangzhou characteristics, Hefang Street and Yujie street in the Southern Song Dynasty, it has become a tourist attraction that must punch in when you come to Hangzhou.
In the future, a trendy commercial pedestrian street will be built next to entrance D of Wushan Square subway station.
The subway Wushan Square station connects the three commercial pedestrian streets together, and also integrates the trend life with the song rhyme culture, forming a unique and wonderful Wushan business circle.
“Laggards” in the three business districts
The foundation is the most insufficient and the development lags behind
Biggest challenge
The development of a city’s business district not only carries the memory of generations, but also reflects its economic development.
Wulin business district, Hubin business district and Wushan business district, as the three earliest and most influential business districts in Hangzhou, have complemented and promoted each other in the north, middle and South sections of Yan’an Road for a long time.
Zhang Yanjiang, associate professor of China housing and Real Estate Research Institute of Zhejiang University of technology, said bluntly that Wushan business district, one of the three business districts in the main urban area of Hangzhou, is currently the most underpowered, lagging behind in development and facing the greatest challenges.
In 2001, the remarkable “Yongjin business district” was born at the intersection of Xihu Avenue and Yan’an Road in Hangzhou. Qingbo commercial building, Yaojiang Guangsha and Yongjin square converge into a “cornucopia” at the golden intersection.
However, in the past ten years, these three commercial buildings have experienced several times of investment attraction and business format changes. Not only failed to “gather treasure”, but became popular.
Take Yongjin square as an example. Although it was supported by Carrefour supermarket, which was not closed at that time, the ground shops were depressed, the property management organization of the mall changed owners several times and stopped operation for a time.
Yaojiang Guangsha has introduced large wedding square and brand mass selling karaoke. However, the wedding square, which was originally favored by everyone, soon became less popular and showed a decline. The wedding stores were struggling until they closed down.
At the end of 2007, Yuanhua shopping mall closed down, which made many people disappointed again in Wushan business district.
In 2008, Wushan business district ushered in the turning point of its fate - the opening of Yintai West Lake store, which has become the new business core of Wushan business district. It also brought fresh breath to the deserted Wushan business district and aroused the cohesion of Wushan business district again.
But then, with the opening of the subway, the Wulin business district and Hubin business district “absorbed” the passenger flow, and longxiangqiao station also became one of the subway stations with the largest passenger flow in Hangzhou.
For a long time, except for the Wushan Square, Wushan flower and bird city and Hefang Street where tourists punch in, other blocks of Wushan business district can not form large-scale commercial formats.
Three key points lead to Wushan’s “five-year closure”
The next step is “Renaissance development”
Why can’t Wushan business district, the most distinctive business district, sit in a great place with culture, history and culture?
Experts from the sector committee group of Shangcheng District Federation of industry and Commerce and the economic and Scientific Committee of the district CPPCC believe that there are three key points.
——Wushan business district has “hard injury”, resulting in unclear business positioning.
The tourism, cultural and catering businesses in Wushan business district are relatively prosperous, but the business format is relatively single. In addition to the customer gathering function of Yintai West Lake store, it also needs to supplement and enrich more business formats consistent with the consumer groups in the region.
——The gradual realization of the “great Hangzhou” and “Great Lake” strategies not only brings development opportunities to Wushan business district, but also leads to the marginalization of Wushan business district.
With the introduction of the planning concept of greater Hangzhou and the upgrading of urban development, sub city business districts such as Qianjiang New Town and the west of the city have sprung up. There must be diversion of passenger flow in the traditional core business district.
Wushan business district failed to seize the opportunity of the construction of the lakeside business district and actively adjust and integrate into the lakeside business district. The source of tourists, business forms and other resources were continuously diverted, resulting in the marginalization of Wushan business district.
——The “hollowing out of the city” and the failure to effectively guide the passenger flow lead to the shortage of passenger flow in Wushan business district.
Traffic and passenger flow are not awesome, which is also one of the reasons for the sluggish development of the business district. This eventually led to the “five-year closure” of Wushan business district.
This year, Wushan business district finally ushered in the opening of Metro Line 7. This line goes deep into Wushan Square, the core of Wushan business district, and connects dajiangdong, an emerging industrial base. It also connects Xiaoshan International Airport, an important external transportation hub, and Sijiqing market, the birthplace of women’s wear in Hangzhou. This will be a take-off opportunity for Wushan Square and Wushan business district.
Qingbo street, which belongs to Wushan Square, said that in the future, it will make full use of its regional advantages, actively plan the revitalization and development of Wushan business district, combine the historical opportunities such as the upgrading of Qinghefang and the construction of high-quality pedestrian street, focus on the overall business planning of Wushan business district, and promote the “Renaissance development” of the business district with the development of the underground space of Wushan Square.
Wushan Square to build a large underground city
Direct access to Wulin business district in the future
In May 2020, the plot of Wushan Square underground space phase I project was successfully transferred, giving unlimited development imagination space at the foot of Wushan mountain.
Hangzhou Chuanfu Network Technology Co., Ltd., a subsidiary of Alibaba, won the plot with a total price of 283 million yuan and a premium rate of 43.6%.
In the future, Ali new retail demonstration area will be built here, forming a super large commercial complex integrating new business, cultural landscape and transportation hub, and creating a new commercial landmark of high-end service industry, new consumption, new culture and new fashion in Hangzhou - which is of inestimable significance to the development of Wushan business district and even the upper urban area.
Alibaba, which controls Yintai, is expected to gather more passenger flow and business attention in xinwushan business district and Hubin business district.
In the past, Wushan Square was the of the market. It gathered with damanong, shiwukui lane, Wuliu lane, Gaoyin street, Hefang Street and so on. There were fireworks and noisy exchanges among the people.
After the “expansion”, more than 20000 square meters of commercial space will be added underground, which will play an important role in promoting the development of Wushan business district in the next 3-5 years.
In addition to the commercial content, Wushan underground space will also build a large number of public service facilities and connect with the starting station of Metro Line 7. The commercial space will be connected with the subway at the same time, and the underground channel interface to Hubin business district will be reserved.
In the future, a large underground city will be built from the underground of Wushan Square to the Wulin business district.
In addition, the public parking lot on the third floor underground will provide super large capacity parking resources for Wushan business district.
With the completion of the main structure of all stations in Metro phase III, Hangzhou is about to enter the era of Metro phase IV.
