Distinctions between public and private funds

As an investor, it was believed that there was no stranglehold on common stock funds, bond funds, IMF, etc., and perhaps buying experience. What, then, are there any differences between the public fund for REITs and the general public fund? In fact, REITs are also part of the Public Fund, but they are somewhat different from other public fund products in terms of investment bids, distribution pricing and market volatility.

Focusing on investment targets for public-financing

In terms of investment targets, REITs are the funds that limit major investments in real estate. The infrastructure of this pilot project includes warehousing logistics, billing roads, information networks, industrial parks, etc., excluding residential and commercial properties. In simple terms, REITs can involve investors with less funds in large-scale capital projects, thus sharing the underlying benefits and asset appreciation of projects.

Changes in the responsibilities of the Fund Manager

In addition, unlike the General Fund, which focuses on secondary market transactions, REITs require the Fund’s managers to participate in the level I market and to take the initiative to perform the functions of day-to-day operation management of the project in order to obtain better returns. This is to say, after the investor has claimed the share of REITs, the Fund Manager will replace them with the supervision and management of the projects they invest in, thus making the project better operational and ensuring that benefits are realized.
